Value-Add: Management upside, differed maintenance, below market rents (20%+), high vacancy, dated units
Opportunistic: Full repositioning in supply-constrained markets with high barriers to entry and attractive rental rates
Target return criteria
Cash-on-cash yield >8%
Equity Multiple on 5 yr. >2.0x+
Levered Returns:
Value-Add: 15%+
Opportunistic: 20%+
Target yield attainment 3 to 5 years with a right to sell when equity multiple is 1.99x or greater

Qualified Targeted Markets: AL, FL, NC, SC, TN - We are constantly evaluating deals in these markets and have strong teams in the target areas
Opportunistic Markets: We receive opportunities from various markets (not limited to TX and VA) and remain open to investing if the property is off-market with unique pricing and our property management has a strong presence in the area

Review and confirm property location suitability for best long-term performance within qualified market parameters and research, conducting a block-by-block assessment of the submarket

After a comprehensive property underwriting and due diligence process, we use investor equity and well-structured debt financing to acquire assets that deliver yield and equity growth

Our hands-on asset management and construction oversight works in-step with our property management team to ensure we consistently improve the asset by driving our business plan forward to raise rents and occupancy, decrease expenses, and improve the property

Our goal is to preserve and grow investor capital, increasing distributable cash flow annually. Our strategy is to improve the property quickly and refinance the asset to free up leverageable equity to either purchase more assets or return investor equity while maintaining the asset and its income stream
